1. The property

The Parlor House is a licensed short-term rental located in Mansion Flats, Sacramento, California (STR Permit #02748P), operated by Michael Litsey. By submitting a booking inquiry or completing a reservation, you agree to these terms.

2. Reservations and payment

All reservations are confirmed only upon receipt of payment in full. Rates shown are per night before applicable taxes and fees. Bookings made through third-party platforms (Airbnb, VRBO) are governed by those platforms' terms in addition to these. Direct bookings are processed through Lodgify.

3. Cancellation policy

Cancellation terms are presented at the time of booking and vary by platform and reservation type. Please review the cancellation policy shown during checkout before confirming your reservation.

4. House rules

• Check-in: 3:00 PM. Check-out: 10:00 AM.
• Maximum occupancy as stated in your reservation.
• No smoking anywhere on the property.
• No parties or events.
• Pets by prior arrangement only.
• Guests are responsible for the property during their stay and agree to leave it in the condition in which they found it.

Full house rules are provided in the guest welcome guide delivered at check-in. Violations may result in additional charges or early termination of the stay without refund.

5. Liability

The host is not liable for personal injury, loss, or damage to guest property during the stay. Guests are encouraged to obtain travel insurance. The property is provided in good faith and maintained to a high standard; guests agree to notify the host promptly of any issues during their stay.

6. Governing law

These terms are governed by the laws of the State of California. Any disputes arising from a stay at The Parlor House shall be subject to the jurisdiction of the courts of Sacramento County, California.
